Retirement Village Forecast

Currently, there are 1,756 retirement villages in Australia, accommodating between 145,000 and 150,000 people. This means on a national basis, about 5.25% of the population over the age of 65 live in retirement villages today.

The combination of an ageing population and greater acceptance of living in a retirement village could results in a national penetration rate in excess of 7.5-8% in the next 15 years.

From a conservative viewpoint, and assuming that there is no change in the current penetration rate of 5.25%, the simple fact that there is an ageing population could drive demand for an additional 65,000+ dwellings in retirement communities over the next 15 years. ..this could mean that between 540 and 650 new villages would need to be built over the next 15 years.
